@Christopher DavisYou’re 100% right, the market is pretty terrible in my neck of the woods and would imagine it’s the same almost every where else.

You said 4000 sq ft, so that's $700k to $800k in construction costs, and 6-12 months for the build (I don't have to tell you that weather can be a factor in your neck of the woods). 

Some of the things I have seen about laws being passed NJ and NYC raise the hairs on the back of my neck...

That being said, the Wholesale fee is usually greater in our neck of the woods because of the housing costs.

There is a flipper in my neck of the woods who has bought a few 'houses' at crazy low prices, started fixing them and found pretty bad situations then he resells them at the profit he would have made if he finished it to some poor newbie.
