If I were you, I would purchase a duplex or triplex if you're able and make sure you learn the local tenant/landlord laws inside and out or hire an experienced property manger.

Anyway, lesson is learned.

Why don't you do a LOT more research here on BP, via articles, books and podcasts, then apply what you've learned and then ask clarifying questions on the forums?

With your current plate full, starting with a turnkey SFH lets you learn the ropes with fewer headaches.

But, it is comforting to see a vast network of experienced investors from whom we can learn and new investors with whom we can share our experiences as we learn. 

I’m eager to learn and grow in this community.

But since we are near the top of the market in SF, I would be cautious about investing in that area unless its an extremely good deal, and for those, you need to learn how to find them off-market before an agent lists them.If you want to learn how to find off-market properties, I might be able to help you.
