They find the reporting useful month to month to see how their properties are performing but also everything is done come tax time. 

@Chelsie Hall In order to utilize cost segregation in your depreciation calculation, you would need to have a cost segregation study performed.

We also own one on the Atlantic in Daytona Beach Shores, Florida which has performed very well.

However, while utilizing one has no costs involved, it performs the best from a tax standpoint with properties that have a gain of $300k or more.

-Contractors not performing, low appraisal, unforeseen renovations, finding a deal that works, offering the right price based on financing and timeline, materials selection, contractor management, contractor vetting and selection, contractors contractors contractors...This is not an easy game to buy and hold multiple units.

And the Fed raising rates trickles down to higher mortgage rates by influencing the 10-Year Treasury Note.

We have bought hundreds of loans the past several years, you cannot buy them from a MBS, they have to be removed from the security (typically due to non performing), or they did not qualify to be securitized (scratch and dent).
