I do around 150 renewals a year so I prefer a one-page renewal form that includes the date signed, the new inclusive dates, and any changes to terms (e.g. rent increase).

I frame things to tenants as an inclusive thing, that we are business partners engaged in a venture to provide them housing, win-win.
