Definitely won't cover all the costs, but was a great little extra icing on the cake to make me feel more confident the deal will work out.

I always want to do things right , however I don't want install the Cadillac of roofs for $400+/SQ, because I am getting lifetime shingles, ice and water over the whole thing, and other ad-ons.

About $45k down and then about $15k to paint, floor, remove popcorn ceilings, new hardware, garage door, new toilet.I also bought Republic Home Warranty Insurance for $475 for repairs of AC and will be used for water heater and Ice machine in Fridge.I posted on Zillow which populates to Trulia and some other sites and I posted to Craigslist.  

I new he was seek and even felt sorry for them until they just left the door open ,keys inside ,mess everywhere + fleas and bed bugs as the "icing on the cake ".There deposit will never be enough to pay cleaning cost, bugs exterminator, agent fees for rerenting.

The biggest issues related to fridges are that the ice maker dies for whatever reason or the tenant leaves the refrigerator door open too long which results in the freezer over freezing and no cold air getting the the fridge as a result of build up in the freezer preventing proper air flow.

Then there is X factors like NFL Raiders building $1.9B stadium and current NHL hockey team.
