you get the drift there is always something in each area that you need to be aware of .. seems to me all markets have pro's and con'sbottom line is its no real mystery for this stuff.... you don't need some fancy spread sheets or cash flow calculator.. its 50% of rent up to about 100 to 1200 minimum for on going Cap ex PM taxs insurance maintenance ... and higher with low rents ... end of the day that's were it flushs out these are just SFR and simple one's at that ... that's the first thing you do when looking at rentals then figure it out from there...

@Matt Shields well they are smarter and richer than me.. so I guess we will see how it all flush's out.I suspect they are counting on the seller who gives up a lot of equity IE what wholesalers try to get.but sellers are getting smarter.Also buyers may ask their agents who the seller is then since its corporate low ball them.. that could work if there is plenty of inventory if inventory remains tight and people need homes then maybe this works for themand they are just basically buying listings..

They are limited to what they can actually can see and that is why I used the word might @Christopher B.I've never seen a home inspector that would take on any from of liability because they checked polarizations of plugs and flushed a couple of toilets.

To save water, have the tenants share the shower, only take one bath a week, flush the toilet only after 5 uses, remove the water meter and replace it with a connector pipe (so no water is being metered), have tenants only use bottle water to drink and cook with, take showers at vacant for sale houses where you have the key box code (make friends with your local agent), wash up in the morning in the bathroom at a local restaurant or gas station. ;-)OK, I am only kidding.The only appliance you have that can be replace with a higher efficiency unit would be the water heater.Bill the tenants for water use, make copies of the water bill and have the tenants pay per sq. ft. of the space they rent.Water bills for our family properties has always been a problem.Often times the meter is not read or miss-readIf you have your own meters installed, the burden is that you have to read it every quarter.
