The note investor can set up a deal where the borrower deeds part of the property to him for cancellation of a certain amount of principal.  

The plan was to fix up that house an rent it out long term but with the market being high and I was moving out of the area it made more sense to sell at time. 

I have a considerable amount of equity in the house (HCOL area), and after the renovations are complete we are looking to sell the house in order to use the proceeds to kick start the next venture (flipping).
