The current lease also says the tenants have the right to renew the lease for another year with it's current terms and rent rates, locking me in for another year on these rates.

The other unit was renting at $1,500 a month (fair market) and he lowered it to $1,200 for the new tenants, and those rates are locked in for potentially 2 years if they renew their lease.

I was told that for 75% of an appraisal i need to wait 6 month seasoning. well, with the way interest rates are going UP i rather lock it in earlier. and for 70% of "Delay" refi i can only get whats on the closing documents - which is 55k as thats what Im paying for it.

My estimation over a 1hr $8 lunch with a 93 yo seller is I saved myself $187k locking in an extendable 3yr option to buy $1M worth of duplexes until his passing + will save $24k in borrowing costs and the PITA 4 separate loans would be because his heirs will be seller financing them.

If not you will need to pay a premium to get a 3-4 plex even if work is needed there will be no value play.A little harsh I realize, but the scarcity of 3-4plex is real and you need to know what you're dealing with so if you find the right one you are ready to lock it up rather than screw around and lose it.

Technically, that’s no longer a renewal - that’s a renegotiation of the contract and had we known we would’ve accepted another offer.The whole thing is bizarre, I have a sense they have an agenda they’re not disclosing because at this price range, with kids enrolled in great private schools nearby, our experience has been the opposite - families wanting to lock the house down at their sole option for x years at x price.The arguments the tenants presented are very bizarre as well (what if lightning strikes the house, or I decide to adopt 4 children and need more rooms, what if I need laser surgery only available in Europe).
