Sultan is a cute, quiet town (population 5,000+ compared to Snohomish's population of 10,000+).

Hi hoping i can get an objective opinion here and thank you in advance for anyones comments.I am a 53 yr old single female - I owned my own business for many years as a graphic design freelancer and really never made long term plans for retirement - I began working with a company four years and have managed to save money and been contributing to a Fidelity acct although i won't be retiring for a years to come - its a savings and its coming around slowly. 

I have an 18-unit in Cleveland.Pretty much stabilizing for this first year, getting rid of inherited deadbeat tenants etcI have gone to Cleveland twice since acquiring the asset in September 2017:once during initial due diligence and I just came back from walking all units again with my PM last week.Wouldn't have it another way.Much less involved in it compared to my local Jacksonville buildings as my PM as been awesome in communicating.Oh by the way,I read this recent article on BP condemning Cleveland and Memphis to the bottom of some list of "6 cities"...I have no idea why people make these sweeping generalizations based on some graphic or data.It's like a girl saying to herself:"most men cheats I'll never fall in love".It's easy to write an article or create a spreadsheet while drinking beer in your man cave.I just returned from a week of walking the streets of Cleveland taking in the billions of $ in new investment in the downtown area and east of the Flats where an unbelievable transformation has happened since I last lived there in 2011.Vacancies are down, rents are rising.Yet some guy who's never actually been to Cleveland sits somewhere in LA and writes articles about how net immigration in Cleveland is negative etc.Hilarious.

It has a really cute yard.

I unfortunately do not have a credit score yet as all my business ventures have been out of my home doing graphics and I unfortunately hadn’t invested in a credit card to be building that up.

Again, my comment was specifically about Nick Gerli's twitter post using the graphic from Alltherooms.

I am 27 and my fiance is 25, he is a property maintenance manager and I'm a graphic designer so we are thinking of getting started with house flipping.Any advice would really be appreciated, and thanks again to BP for all the advice and inspiration!

This is especially true in a market that has a shifting demo graphic like Oakland. 

Thanks for the reply's.The best price I found was at Beacon Graphics http://www.beacongraphics.com/supplies/coroplast.htmlI purchased 50 of them (18 x 24 yellow ) a few months back at a landed cost of $1.09 each.

You want to keep them simple, especially postcards, graphics and images and all that stuff doesn't work as good as a simple all text postcard.
