I have 1 derogatory on my credit which was a collection of like $400 a few years ago.

i hear hostaway works good. i just manage my own on 2 OTA platforms. pretty much all is streamlined on there. just have to keep up responsiveness and price optimization. but you could always hire out to a co-host if that would be worth your time. 

(Rent Zestimate®: $1,599 and I am collecting $600/month) Can this be considered a "Not Rented for Profit" rental property/agreement?

Does anyone have any knowledge on whether I can represent myself in a transaction with a builder on the purchase of a new construction home for myself as an actively licensed broker in WA Seattle area and collect or save on the commission myself?  

Why cant I just pull the trigger, slap a tenant in there, and collect $$$ per month?

For others like my clients I collect the data, find the deals, do the analysis, and provide references to get the property stabilized.

I have not spoken to other hosts yet, but have been trying to collect some LTR/STR property management contacts to see if they have any insight.

I would recommend buying your first home, either single family or a duplex and house hacking so you can collect rental income and have renters help you pay down your mortgage.
