They often get less in rent increases than anyone who we were doing regular fixed leases for, because we have the flexibility to raise rents more or less any time if the situation arises, whereas with a fixed lease we're going to include an automatic rise because we have no way of knowing what the next 12 months will bring.

As the person providing that 2nd lien against the property, if that property loses value for ANY reason (and not all of them you control) that means my loan is automatically underwater being in the 2nd lien behind your financing to acquire the property.

I definitely dont know much about this, but have heard that it is possible to get the owed rent automatically deducted from their paycheck ( with a court order).

My lease has a rent escalator clause that bumps the rent 8% automatically at the end of lease and then things go month to month; so my renewal offer for another 12 months will emphasize a much lower (or even no) increase to entice a full year to renew.

Sometimes 1 or 2 in what you thought would be your top 3 dissapoints so greatly that you go back and add a 4/5th to interview(I actually found my favorite company because of this).Online reviews can be helpful, but I won't automatically discredit a company solely based on this because negative reviews are more common, generally because of human nature.
