For @Chad Lubke , it would help to understand why the variation, so that he can explain to potential buyers of his property, and reference it to any appraiser involved in appraising his property, if there's square footage that isn't actually livable or was measured incorrectly, etc.

You should consider a duplex or triplex at higher price points (and higher rents), as your fourplexes are almost all going to be in neighborhoods where every property is a fourplex and the rents are capped because of poor location and there's no variation in the supply in the market. 2) I forget number two, but you should find a lender that does 203k if you're up for rehabbing something.

I believe each does in-house management and are at a level where they have good reputations and you should at a minimum be researching.There are so many other companies that offer variations and in my opinion, that is where you get a lot of disconnect and missed expectations for investors.
