Lots to unpack here, but I generally agree with @Nicholas L.You are not going to get what you desire at this price point.

We have a great relationship with our local bank but we still haven't seen a point to make that change at this point.

For instance, in some areas, property taxes are assessed at a lower value than what properties are selling for.Getting an appraisal would definitely give you a more accurate picture, especially if you’re planning to make this a long-term rental.

I'm worried if she can't find someone she'll bail out right be for her lease is up and I'll be stuck scrambling for tenants as opposed to looking for them in now.Has anyone experienced this and have any suggestions?
