Im sitting here drinking my coffee, doing some reading on the forums, and would like to get some ideas in regards to building a solid team from those of you with experience in 'Buy-n-hold".I am a pretty handy guy, but I do not want to be so involved in that process that I am committing my most precious time, time spent with my family, to being stuck rehabbing/repairing things.I am not looking to self manage my future properties, do my own legal work, and although I am financially more intelligent than your average Joe, I would like to have some one who professionally does it/ knows the loopholes/etc.

I am in no way an expert in all the laws being incorporated right, my thoughts were exactly what you referred to as replacing a tenant because of end of lease vs lack of payment, which again not being an expert in new laws, might be a loophole giving us the landlord a little of the power back on our investments.

I've learned through the Loopholes of Real Estate book that it's wise to double protect my WI rental properties by putting them in a WI LLC that is in a WY LLC.Can someone please provide details of how this is done.

That way if there are other problems, you have a loophole to either adjust the purchase price or walk away from the transaction with your EMD.
