That depends on what neighborhood it is in. 2 story Key West style house at $59k screams a good deal to me, unless it is in a horrible neighborhood and the termites only left enough standing so the place will not collapse.

Last night I had a drunk regular that was cut off standing right out side of my window at 1am screaming my name.

Next few months, we have holiday visitors, fall graduation, etc.  

So that becomes cash that can go into your pocket for the day when you find a screaming deal and need some cash to make it work.Or you may think about a combination event.  

Other influencing factors are the number of unique visitors you have to your site.

If anything, I would recommend flipping your house as if your hair is not on fire, and as if there is very little chance that your hair will catch on fire at any point throughout the process.Of course, maybe there's some advantage to flipping houses while stopping, dropping and rolling on the ground screaming, "HELP ME!

All my neighbors for that property are on homes along the river with yachts and sailboats so my main concern is noise disturbances and questionable friends and visitors.
