Plywood/OSB roof sheathing with a minimum thickness of 7/16"inch attached to the roof truss/rafter (spaced a maximum of 24" inches o.c.) by 8d common nails spaced a maximum of 6" inches in the field. - OR- Dimensional lumber/Tongue & Groove decking with a minimum of 2 nails per board (or 1 nail per board if each board is equal to or less than 6 inches in width).

Skim coat and sanding is a lot of man hours.I didn't find anyone who was willing to skim coat over the texture, but these ceilings were really thick with texture, especially with the paint on top.

@Jay Hinrichs might have some good input on this because he was right in the thick of things during that time. it took a while during the GFC but yes mortgages were modified by the millions.

The next one is in April and I would recommend going, it was amazing bc people were getting properties for 5K, Am very much stressing you def do your due diligence bc alot of them are in areas some investors might not have the thick skin for.

The dimensions given are all liner, 30 feet X 24 feet, that must be converted to VOLUME, 6 inches thick because concrete is sold by the (cubic) yard.For practice ask an agent, or a friend for a copy of a filled in contract and executed HUD 1.

This particular tile is 7/16 thick so a lot less weight than graniteSteve, did the whole kitchen, about 45 square feet for under $500 and never requires sealing

That's not doing business, that's spreading it thick and heavy.I have no idea how you, without a single deal under your belt, are looking at four duplexes and two SFRs sans inspection and coming up with a $60,000 repair figure that you are willing to risk almost a million bucks on.
