@Spencer Sutton  can't argue with that advice... and see my post above about the risks of asset class's  ... this is important.when properties are in the state you say these 8 are its usually because of the issues I describe high touch tenants low income area and just goes with the territory unfortunately.

If you're actually helping a seller market or are helping a buyer find properties in an organized fashion, that can certainly be construed as infringing on the territory of real estate agents.My guess is that you COULD cross the line as a bird-dog, but that unless/until you were hauled into court, it wouldn't be clear if you actually did...
