well I have to admit that I'm definitely proud of myself for when I started this post in regards to what I was trying to talk about and convey is exactly the same type of concept that has been mentioned and talked about on episode 337 for the BiggerPocketst real estate podcast side of things. it absolutely blows my mind in regards to the theme in all the books that I've heard mentioned on the podcast and all the people that have been interviewed the very simple thing in life in regards to making it better for yourself and for those around you is simply the theme of giving.

Perhaps that "99 Problems" song could be a successful REI's theme song?

@Kevin Duncan If the seller's agent is sharp, he will likely either decline your offer altogether or accept it with a kickout clause - meaning that he continues to market the property until you or your assignee closes - and has the right to accept and close on a different offer up to the time you execute.However, if wholesaling is illegal in your state as it is here, he will probably tell you to kick rocks as he is at risk of license suspension or revocation for participating in an illegal real estate activity.If he has an "exclusive right to sell" listing contract, which he almost certainly does, the seller is obligated to pay the full commission regardless of who buys it or how it is sold.

The theme on my advice is to find a job that will give you 1.) extra money to save and 2.) some exposure to real estate or help cultivate a useful skill.

You'll start to hear a lot of the same terms, phrases, themes, and success stories which will help you realize the path you might want to take.

The Outback is a smaller group and the speakers are mostly local and therefore the info is more specific vs the general type of theme at SDCIA.

The underlying theme was purchase a property being mismanaged, in need of repairs (chiefly cosmetic), fix the deficiencies (managerial and physical), raise the rents, and monetize your profit by trading up to larger property where you can do the same.
