@Khang Pham in this business either the stars need to align properly for you to get your deals to work, or you need to work to get the stars to align. my most recent purchase had a contractor bid ~35k for the work to get it rent ready.

Chinese sellers will undercut everyone and even take a loss selling their product just so that they can get as many 5-star reviews as possible.

If you have already been through the buying process before, you don't need a rock star agent because typically they claim there booked.

I have a solid enough history that a single one-star review won't ruin my superhost status or make much of a difference in the overall average, and I feel like a well written response to a potential bad review might be enough for potential future guests to ignore it. 

@Anthony Andrew Young if you know any broker friends with access to Co-star. or just call on property management companies.

If they are smart they will not and thank their stars that they got your EMD.
