Most lenders will offer two options:1: 20% down and 20 yr amortization and 10 yr term.2. 25% down and 25 yr amortization and 10 year term.Rates will vary by region, lender, and relationship with your lender.

This also allows for a newer investor to network, partner, and build relationships with lenders early on, so they are not stuck trying to find lending options that will consistently throw them high interest rates and higher origination fees.

There you go, there's your niche......The one thing I've noticed about (most) Realtors over my long relationship with them is this - they do not (generally) pay great attention to their clients, except when they are brand new.

@Dave Malone, I'm with @Tom Gimer on this one.  99.9% of the time a title company simply has a relationship with a QI either local to them or affiliated with their underwriter, or a national footprint QI like us.
