This is also the first property in which I am partnering up with someone, actually a neighbor I met when we moved in a year ago (benefits of loving to talk about real estate, you never know who is willing to take a risk with you).I found a refreshed vigor with investing when I actually sat down and made some goals.  

With some minor refreshing and better presentation I think the tri could also be sold/rented higher, but I didn't include these in my assumptions. 

It's very refreshing to hear from someone who has essentially done what I plan on doing and from the sounds of things quite successfully.

Hello from FL, eight occupied and electronically current on rents. 2 unoccupied just refreshed after lease ends which will stay vacant for the time being, and one property to transfer to new owner soon.
