My tenant's unit is very much so in need of some in depth repairs, one of them being the wood floors need to be re-finished...very badly.

If nothing else, at least paint, flooring cleaning/refinish, and possibly some hardware. 

I'm most proud of the refinished hardwood floors (bought a flooring sander for this property), the new double paned windows, the complete bathroom and kitchen remodel and the tankless hot water heater.

Completely gutted and rebuilt kitchen and bathrooms and refinished the hardwood floors.

Found a house we liked that had a lot of potential, and needed some cosmetic work, which the seller had been planning to do (refinish hardwood floors, paint interior, stuff like that).

As an Interior Designer, I got a little carried away :-) Refinished kitchen cabinets and replaced laminate counter tops with a high quality, seamless granite installation.

Maybe just refinish the cabinets, and go with a new countertop and updated appliances.

I learned that not all hardwood floors are refinish able.

(I assume $850/month for each unit, total $1700 in rent per month)The upper unit requires some TLC (either refinish the wood floor or just put a new laminated wood on top).
