So i am in the process of buying my first investment property and was quite shocked at how high the closing costs are when i got the official numbers. is there any negotiating with the lenders on any aspects of the closing costs??

I have been lurking in the BP forums for awhile now, and have finally decided to step out of the shadows to officially join all of you on BP!

I have also paid the same title company for  "Condition of Title Report" to get their official opinion (quasi official anyway).The title company has told me that they cannot pick up IRS liens and if their is one it will be unknown.

I have to furnish my Nov 2017 rent receipt with landlord's signature officially.

This mold issue and in general any other issue has been brought up frequently in past 1-2 years ever since my original tenant moved-in officially her boyfriend.

For example, since I am not going to be occupying the home until after April 30th, how should I go about showing the home to prospective tenants and are there any specific laws to limit what I am able to have them agree to before becoming the official owner?

The place I split with a partner was already being treated as a duplex and had two separate mailing addresses, just was never officially split with the city.
