They are a neutral party. 

So, if a trucking company rents the back for $2k, and the 3/1 rents for $1,300 you will basically will be cash neutral which isn't too shabby given you have very little cash into the deal.

The negative position can consume years of cash flow to reach a neutral position.  

Wether you pay yourself now or later, your ledger balance will remain neutral.

It looks great, it's a timeless neutral color, and it is a lighter shade than you have up there now so should have some heat reduction.
