P.S I'm a little anxious because this is my first time using the BiggerPockets forum so please be patient with me!

I always make tenant do it as a hand off a property and recommend they do it on move in day while they are there to react if something goes wrong, having a water key nearby.  

Took several tries for me to realize cash out vs refi is the key different here. 

I bought it turn key from a flipper almost 2 years ago.

Probably the biggest key is the layout and how well it lends itself to being divided.  

What are the key differences in approval times and application processes between private money lending and traditional bank loans?

I was planning on using them to fund my next deal.  Anyone here ever use them?  Just wanting some feedback.  They seem like good people on the phone.  Thanks.

They opted not to put guest access control in and instead installed a key fob system for their tenants, with the expectation that they would just go let guests in by walking down the stairs and opening the door for them. 

Or they could do their own strategic foreclosure stop paying rip the rents as long as you can and hand he keys back you will see lots of this coming up.
