If they have a clean credit and background history and 3x Pay to Rent they are ok'd for rental if not I keep moving along.YES, this is exhausting and lasts a lot longer than a month to fill a vacancy but its a lot better than the alternative which is going to eviction courts and losing up to 3 months rent plus the court fees.I have very low turnover.

@Jeremiah Miller When you draw on the line of credit, your HELOC, once you exhaust it from buying assets........INCOME PRODUCING assets, not boats or toys..., you should or could refinance that heloc into permanent financing.

The inspector came documented the panel model #, confirmed that there were GFI's in all code required areas, exhaust fans to outside vents installed & dedicated circuits to all appliances, as required by city code.
