There are numerous hurdles to overcome:(1) A 50% rule, i.e. once an IRA (directly or indirectly) participates with a disqualified party (in this case you), then you cannot have additional capital contribution in the child LLC's that you mention.(2) An "enabling" rule. i.e.

Technology will soon enable the dealmakers to bypass the marketplaces entirely and raise money on their own.  

The First Look period enables owner occupant purchasers the ability to beat out cash investors.

In this transaction you 'enabled' your IRA to get into the deal which it could not do on it's own.

@Cameron Tope I believe that with Oil being the way it is, it's enabled me to find a lot better deal than I would have a year ago.

To answer your question about the goals I have regarding my interest in real estate investing I would say that I'm most interested in building up enough of a cash flow to cover all my bills and enable a greater freedom in the way I live my life.
