that way any damages are covered.I once had a pre-foreclosure on short sale contract (fell through), so I had been inside, and knew about the flooded basement and mold.

The moral of the story is that even if you buy high after some period of time, the damages are either not so bad or you actually come out ahead, but if you keep waiting on the market to drop like 2008 you may not have enough time left to take advantage of time

If each individual has a lease for a specific bedroom for example and they gave you adequate notice without damage, then give them their security deposit back.

I am a landlord in MA and recently had tenants move out and cause damages to my property (soot all over the walls + holes which required extensive cleaning, patching and re-painting).I did have a security deposit, but unfortunately, I was not aware of the very specific security deposit laws in MA.
