Impossible to transfer Tennant’s when they move beds.

Seeking a 3BR/2BA single detached home near TierraSanta that I can turn into a rental after I transfer out of San Diego.

I recently purchased a property at MontCo tax sale and have since learned that the property is not eligible for title insurance for at least 12 months after deed transfer. 

Make sure the seller transfers the security deposit to you at closing. 

@Philip MullinaxDepending on the Tenancy Law in your jurisdiction, a transfer of ownership in the middle of an eviction may provide the tenant an opportunity to stay the eviction and compel you to recommence action once you are the owner.  

It  will not accept money orders, with those, I deposit into my regular account and just transfer it over.  

In Bay Area, the downturn in year 1991 and 2001 was only 10%, about the same fee/cost (6% agent commission, escrow fee, property transfer tax, owner title policy etc.) to sell a property.
