That's just the nature of turnkey properties, whether you buy from these guys or anyone else.Given the current market, it makes sense for these providers to shift towards flipping and more value-add projects, despite the increased risk and operational challenges.

I have a property there and the regulations are a bit of a disaster depending on where exactly you go so just be careful on that especially if you are not owner operated.

Consider adding features that support a communal and supportive living environment.This is a good start, as renting properties to sober living homes in Colorado involves thorough preparation, understanding legal requirements, and establishing connections with reputable operators.

I would also stay away from people just starting out, its hard being a 1/2 person operation with a low unit count.Best of luck!
