Hi everyone, longtime lurker but first time poster.I have a lead on a great value add storage facility. 130 units, 40 containers, RV spots, a house to rent, and a warehouse bay...plus extra space to expand. 

You sound happy, and I’m happy for you.Not to poke holes at you, but househacking a duplex you got commission on for being the broker while simultaneously needing an FHA loan to contain costs/minimize expenses isn’t something I would count as a 1% property on the MLS as it’s not repeatable, and further proves the point deals are no longer “had” or “found”- they require active participation to be “made”.

A good mastermind will also contain quality members who push one another and hold each other accountable.

I'm just finishing up a container home build to use as an STR.

The contract financing contingency will contain language that deals with loan denial, and in the contracts that I am familiar with (Florida and Ohio), there is language that lets you out after the deadlines.

Half of my appliances got delayed because the delivery company was absolutely incompetent.The countertop measurement guy delayed me by a week because "the cabinets were not secured to the floor and the wall" (wtf).My HVAC guy didn't pull a permit for the minisplits and they might need to be moved, I'll find out on Tuesday when the inspector comes in.Somebody reported excessive trash even though it was obviously an active construction site and it was all contained in one place but only got the trash container later (you only get it for 10 days, or you have to pay more).There were a lot more daily ones but who has time to stop and worry about all of it :)Unless we have other unforeseen delays, we should be done in the next 10 days. fingers crossed.
