By setting a minimum score requirement you can then use the entire report to determine the most qualified applicant above that score.Once you set a minimum at 650 do not compromise otherwise you may set yourself up for a law suite in the future.

@Jake Riordan mentioned Raytown and a few other areas that appear to be a good compromise for someone wanting a good cash-flowing property in a C neighborhood. 

You might get away with it, but it clearly gives the bank the option to invoke the due-on-sale clause in your mortgage.An umbrella policy is a compromise that some investors make -- they accept the personal liability, but then insure against it.  

Ask your partner what he is willing to do, and then compromise.  

It's your house, and you shouldn't compromise on your own rules/requirements.  

I usually have the attorneys hash it out and they always reach a reasonable compromise so long as you and your partner stay in open and respectful communication regarding the key points in the agreement
