If you can't get the piece out, you can simple fold the top into the hole and patch over it. if you want to re-install the rail into the deck, you may have to have new holes core drilled into the concrete.

I, personally, favor Equity's model, although full disclosure: I am biased because my company does a good amount of business with their Seattle portfolio.What they are doing currently, is shedding their outlying, sub-urban properties and concentrating on maintaining/upgrading their high-rise, urban core buildings.

Recently a pre sale building in the downtown core (premium, high rise, luxury building that won't be completed until 2019) sold out in a week (after foreign buyer tax was implemented) and some of those units were up as high as $900 per square foot.Things were going crazy here fast so I think the cooling off period is good but I don't think we'll see any kind of substantial long term drop in the market.

There are also some damaged doors that have to be replaced which is a minor expense considering that hollow core slab doors are only around $35 each and I prep them myself for install.

I could see how their offer could be compelling to a retail seller.As others have said, their criteria is pretty specific, ie no gated properties, > than a certain age, no pool, only certain areas etc.Nonetheless, I think they could be a significant disruptor in the industry.

She filed a not guilty plea, so the judge gave her a trial for the money, but evicted her on the spot by giving the landlord an immediate possession - Meaning in 72 hours she was removed but still has to go to court to over the money, which was the core of the case.
