If I had the house tested post-rehab and everything came back clean, wouldn't it all be the same in the end anyway, i.e. the house will have been abated/cleaned up and safe to live in?

REO properties have there liens wiped out by the bank before they are put on the market, that is one of the advantages of buying REO properties. i just purchased one for the first time, but i did have my attorney in that state do a title check before buying it to make sure, there were a lot on this property but were all wiped clean before it was listed, in this case i just paid that fee at closing, otherwise i would have paid for if i did not buy, but felt it was worth looking into before buying the house.

It is the Land Bank's mission to clean this up.In order to accomplish these goals, the Lank Bank has restrictions and qualifications on who buys their homes.  

Normally the rehab consist of fixing the things that are broken, laying some cheap carpet and vinyl flooring, then ignoring all the deferred maintenance items.

Drugs are in this complex (unless the landlord cleaned it up) and many are section 8.

Someone has to change the sheets, clean, etc each time(I hope).

Just as a highlight, the property has fire damage, was there insurance in favor of the lender which covers such damage and will that claim transfer to you or should some of those proceeds be used to demolish and clear site or clean up site; will you be indemnified for any future liability if not, etc - point is, I would worry more about your not so common deal rather than trying to find sample contracts of more common deals.
