@Travis Washington If you are using 'cap rate' as an analytic measure for your investment, just so that you are aware, you are not calculating it correctly. 

Not recommending for or against this product, just stating information on the numbers provided and my opinion on which metric to use and be careful on how some types of analytical terms are used to make them seem like an awesome investment

Here is why.Neal teaches a very analytical approach to decision making, without becoming so analytical that one gets lost.

I can utilize their list building feature, skip trace, manage my pipeline of deals, send out my marketing and utilize their analytics to maximize my marketing dollars all in one place. 

Surely as others said, the HOA fees are what kills this deal, in my opinion.The BP site has some great analytical tools...I suggest you download some and use to analyze your deals.

I've had clients who want to self manage have questions about software recommendations, analytics tools recommendations, etc.

@Jared Smith offered a marketing message about the strength of investment in PHX and Scottsdale - the comments are more about the need to go further to establish an investment thesis that analytical investors would be compelled by.BTW: I love AZ - half my family lives there.  

By the way, while I am not an investor myself, I talk to lots of investors through my work (I work for Mashvisor, a real estate data analytics company), and many choose to buy an investment property before buying a home.

@Tyron White: Bigger Pockets has some analytical tools that you can try out - that's where I started.
