(Another tip: in Word, if you're having trouble aligning the addresses on the envelop when you print, you have to use "Japanese Post Card" under "Page Layout" & "Size" and change it to Landscape so the area you're typing in is congruent with A2 envelope size.If you decide to get that HP printer I mentioned, you can order a 9,000 page yield toner at inkcartridges. 

Charging more in fees creates less alignment with investors, but you do need to make sure that the deal's cash flow is structured to compensate you for your effort and value delivered in service along the way.  

I may not make the best landlord, wholesaler or flipper but my success investing in apartments is because of how my skill sets align with the way that business functions.

Issues:- Foundation issues as I mentioned before- Downspouts are lacking extensions- The water heater is older (around 17 years) and may be past its prime- The electrical panel cover is missing some screws- There are a couple outlets not secured to the walls correctly- There are missing GFCI outlets in the kitchen and bath- There is no insulation on the water pipes- There are not smoke detectors and CO2 detectors in all areas that they should be (it's recommended to have one in each bedroom and one on each floor which includes the basement)- The attic space could use some additional insulation- There are a few corner pieces of siding missing on the exterior- The grading around the home could use some adjustment- The gate part of the fence needs to be re-adjusted for alignment- The wood on the garage needs to be re-paintedIt looks like a lot, but most everything is small (other than the foundation and grading).  

If your efforts to align another buyer for the property fall through, you need to be prepared to Close yourself to avoid causing the seller to unfairly suffer a loss.There are some Canadians here on BP who have been successful wholesaling here at home (@William Johnson is one), but I am unsure if wholesaling is their sole line of business.  

That would at least show an alignment of interests in the deal.

If the planets align as I hope I will likely be based around the Plano area (main job, easy routes to airport), but setting up some alerts with some key words is a good call @Sol N.To be honest, until recently I hadn't considered real estate as a real investment, more of a place to live, but after looking at some of the material here I'm beginning to incline towards the multi-family (2plex, 3plex, 4plex) unit-type approach to maximise initial investment, and take advantage of any tax breaks whether now or down the road.

While being a student, It is my goal to align myself with the REI community by reaching out to area investors, rehabbers, wholesalers etc, to offer my services as a intern (free of charge).
