Along with the refi after a year or two, I would save up the cash flow to buy another property or contribute to the down payment to get to 78% LTV as fast as possible to avoid PMI and to be able to qualify for a regular loan.Based on everything I know, this plan seems to be the most efficient way to acquire as many units as possible in the shortest amount of time, but again I am fairly new and don't know all the possible options.

We plan to use 4 (there are 4 of us) separate FHA/203k loans to acquire tri/quad-plexes.At the moment, we are campaigning to gain outside investors and cosigners and will hopefully be profitable with a couple units by early 2017.

Personal stuff - I love spending as much time as possible with my 5 yr old daughter and the rest of my family, I love fitness (generally work out at least 5x a week), and I've recently developed (better late than never) a passion for real estate investing as a means of 'getting out of the rat race' as well as acquiring knowledge in general in order to better myself and share that knowledge to help others.I haven't uploaded my Pro video yet, but I plan to as soon as I get a moment so my BP peers can get a better feel (beyond the photo) for who I am.

Those funds can only accept rollovers from other qualified plans, or you can make cash contributions to them from earned income.Once you establish self-directed plan and acquire asset inside of it - you no longer need to worry about doing 1031 enhance inside of it.
