I fold the letter, stuff it and place the precancelled stamp on it at a rate of 94 envelopes per hour.....takes forever.Add in screw ups (see my post about 3000 yellow letters down the drain) and you have yourself a time consuming, repetitive, completely boring endeavor.If you plan on sending a few hundred a month you can swing it on your own but if your time is worth anything you'll outsource.

There are stated or no income 2nd mortgage loans but typically these are fixed term and fixed payment type second mortgages meaning the interest rate usually doesnt fluctuate like a HELOC or home equity line of credit would fluctuate (prime + margin = annual rate calculated based on a monthly basis).

I do not think they are sketchy is just that they do not go by all of the state regulations and they might charge you a cancellation fee or increase rates more often.

We have one right now we are in where the borrowers loan has matured and they as part of the restructuring want to convert the loan to a 30 year fixed loan at 1/2 the interest rate of the current loan.
