Family, friends, school friends, frat friends, business friends, sport friends, organization like Scouts friends, work friends, neighbors....start there....then work lists....whatever list you can get....maybe a list from your broker of people who closed with the brokerage and the agent is out of the business.   

You mention in the start of your description the stadiums, but are people really traveling to Phoenix for a month or longer for sports games?

I know a lot of people don't like rust belt for a variety of reasons but I personally see no reason for a city like Pittsburgh to wither up and die, lots of schools, industry, sports teams, fortune 500, etc. that being said i'm sure it will ebb and flow. 

You already have some experience and with additional effort, will quickly climb the REI ladder to its pinnacle.

Probably a coach for a sport in high school and that's been the last time.

We were told early on the Real Estate Game is a contact sport. 

I feel that a middle ground is the best when it comes to recreation, all sports are valid forms of fun.
