On the rare occasion where I deduct it from the rent, I will text or e-mail a note like, "Please deduct $100 from this month's rent to pay, in full, for ABC work done on 12/10/18 date."

Just read the posts on these forums...there are LOTS of occasions where the SD does not even come close to covering those damage costs.Also, you can NEVER just change ANY terms of a Rental Agreement without acceptance and approval by all parties, and with the required amount of sufficient Notice as per local LL/Tenant laws.
