I do list myself on many occasions which saves the listing fee (but is also work too).

On the rare occasion where I deduct it from the rent, I will text or e-mail a note like, "Please deduct $100 from this month's rent to pay, in full, for ABC work done on 12/10/18 date."

I’m 100% believer that we fall to the level of our preparation, not to rise to the occasion, so the better questions you ask yourself, the more prepared you are.Second, I’d highly encourage you to go talk with an investor-friendly lender who owns real estate and have them review your financial situation.

Just read the posts on these forums...there are LOTS of occasions where the SD does not even come close to covering those damage costs.Also, you can NEVER just change ANY terms of a Rental Agreement without acceptance and approval by all parties, and with the required amount of sufficient Notice as per local LL/Tenant laws.

While I might want to represent buyers I know on occasion, my main purpose would be to make offers on properties to flip without having to go through another agent.

We always have vendors sign out keys, on the rare occasion we must provide them.
