They stayed 4 years and when they left the place was spotless, in just the same condition as they left it ... so, them being picky turned out to be a double edged sword ... they asked a lot at first, but they also really took good care of the place.So, I'd try to figure out just what sort of tenants you are dealing with ... give them the benefit of the doubt at first and let them reveal themselves to you, then act accordingly.

My biggest blunder hasn’t revealed itself yet.

One of the new ones was signed for 7 years at very competitive rate with yearly escalations.Prior to purchasing the property, the PCA (Property Condition Assessment) had revealed some issues with the roof and some of the HVACs units (there are 24 total) were 15+ years old.

It looks pretty good and home inspection revealed some minor issues that need to be fixed, but nothing too severe.

You may be an "unrepresented customer", which only affords you fair and honest dealings with the Agent, but they are limited in what they can reveal to you.

FYI, I know that there may be other liens etc...a title search should reveal that... 

I don't have any campaigns at the moment but if you are looking for some good feedback from others you may want to be a little more descriptive and reveal some more info about yourself.

When they did the mold remediation, they removed the particle board walls, which revealed hydrostatic cracks in the basement walls.  

And not to ask you to reveal your mine of gold, but what’s your approach to finding off-market $40K-$60K with minimal repairs?
