The city is completely open to short-term rentals (unlike most cities along the Front Range) and there is decent demand for Airbnb there, which can juice your rental numbers compared to long-term rentals. 

You'd need to juice the ARV into the $500s to make it work based on the numbers you provided - and would it really rent for what you would need to cover all expenses?  

While it is important to understand them in general, it is a very deep ocean to swim in and the juice may not be worth the squeeze!

(I never mind doing this, as my vet my deals pretty hard, and feel super confident they will not go belly-up).  

Entirely different.I posted for you, however you either did not read it or just did not follow.You'd do well by focusing on lead generation rather than trying to squeeze juice from a dry lemon.

i was going to suggest the old fashioned ones with a dial (only because two with the usual control boards went belly up in my own house one month after their one year warranty date and replacing the control board was going to cost over $300).
