I offered the rear unrenovated unit to my tenant and he is going to buy it at the avg price per sqft for the area so that removes a few variables for me. 

What area of RE are you finding interest in?

One word of caution, do your due diligence, you can lose money very easy as well if you bought the wrong parcel(like rear of another parcel with no access, middle of a pond or a parcel that cities does not allow to build...). personally if I do not know the area, I will shy away from buying online.
