To offer a contrary opinion to some, not all brokers or internet based brokers in particular, are bad. 

You’d have to make sure your lease said “there will be no Internet available” correct?

These are cabins in the woods, so we have issues like power outages, neighbor's construction noises, internet outages (a big deal when people are planning to "work from home" at the cabin), guest thought they reserved two nights when it was only one, cleaner forgets to show up... all sorts of things that add up.It seems like the littlest issue gets compounded into much larger issues that cost us lots of money.

In the meantime, I have saved enough to buy my next rental and would much rather invest in cash-flowing opportunities than sinking my money into this project that doesn't seem to be going anywhere but I figured I would ask the internet it's opinion...

Lots of great books out there to describe this and I invite you to do just that - read books on syndication.DO NOT DOWNLOAD ANYTHING FROM THE INTERNET if you want to stay out of trouble.

The only way scammers like this will be stopped is to report it them to the FCC and The FBI Internet online complaint center and also your local police.

Generally speaking, a Wholesaler writes (fills out) his or her own contract.Negotiate, make an offer,  embody price and terms in your contract, then execute.I'd recommend using the standard or promulgated contract rather than inventing or using some wholesaling contract you find off the internet.

The utility statement for the month of June that comes out on July 1st, has meter readings from 04/15- 05/15.But it also has other items which are current to June like common area electric, internet fee, utility billing fee etc.
