Many large towns will have everything online if you just search the different departments for it.If it's a smaller town where they are behind on technology if you do not want to pay for someone's assembled information then you will need to go to the building (s) there and do it yourself which will cost you extra time.

Advantages: knowledge, MLS access, networking benefits, more wholesale leads, more agent leads, confidence, technology, and moreCons: Fees, Must diclose everything (nothing different than normal, just more to disclose), Must be careful to do ensure you don't lose your real estate license, Other agents don't always understand what your doing.IMO I think it is definitely worth getting your license.
