Just my two cents, you really need to do what you are most comfortable with. 

The best way is to know your ARV and make sure that your purchase price + rehab stays at or under 75%.

So, think of this model as the financial life a child would receive had the parents stayed together.

To top it off when I told them they need to pay for 1 day they’re staying over they have ignored my messages.

In return my tenants treat me and my properties very well, stay longer and refer friends.  

Although, initially the property was for personal use then things happened were I wasn't comfortable with the area and the extra space so I decided to rent it out, now its on section 8.

If you plan to stay there, ask about the policies regarding owner stays.

I'd try to find something closer to turnkey, but make your space comfortable.
