My problem is, I am having trouble generating legit leads.

Hey everyone,I've decided to start investing in real estate to diversify my investments, with a long-term goal of creating generational wealth for my family.  

After expressing my shock at the sale, I received some wisdom from our broker who was a second generation real estate guy.

How long does it take to generate cash flow, and how would the cash flow compare to  “traditional” real estate investing? 

The other thing I found about the forums here is that the majority of people who post and respond to posts are simply trying to generate leads.

You are more likely to generate small cash flow or at least break even on those at the moment.

If you are looking to invest so it can help offset some of your mortgage or other housing costs you can always buy a nice home and add an ADU to help generate income.

Look for rental properties in different states that generate income, especially in markets outside Long Island, NY.

I'm not going to pay some guru to generate a list of lenders and mange my bank account, I can do that, but the lending tool is interesting!

Like a PM said a condo across road from the beach only generates 30k revenue  but my sister lives in a neighborhood 30 minutes from the beach and the owner of a house next to hers claims it pulls 60k....
