Good Morning,I was looking through a few HUD listed properties last night that are for sell in my area , and I was reading through the Property condition report/summary documents , and am a bit confused by what they mean.For instance:The Property Condition Report shows that there is NOT a Dishwasher present , as well as stains in the Bath Tub that can NOT be removed The Property Condition Summary shows ( via Escrow description ), that there is some needed Plumbing to be done ( $300 ). 

If the majority are owner occupied, the board could change the bylaws to prevent or reduce future rentals.

If it wasnt the dogs or the pot preventing them from paying their rent, it would be something else. 

I would then put in writing that as preventative maintenance the dryer ducts be cleaned every 6 months or whatever is suggested from a duct company based on how the vents are set up.

You ask about how to help prevent a loss in a crash.

Poop stains all over brand new carpet all over house, most likely urine all over, I would have never allowed a cat.4.

However, if you are investing in a less desirable area ensure that you take proper precautions to prevent theft.  

Then down the road they (or their tenants) start to get sick, or the leak/staining gets worse, etc., and the issue finally must be dealt with. 

What you can't prevent is a sober living house from opening up next door and driving your tenants away.

Stainless does not stain but it can get scratched easily.If your rents and neighborhood are on the premium side yes.
