Many businesses are moving there from Manhattan, a new tech incubator just launched, and a whole foods is even planned in downtown.  

My only experience is from my dad who has a few buy and hold properties in Manhattan, NYC ... given all the "formulas" and stuff here, it would have been a horrible buy for him.

I purchased 11 years ago in an up and coming area of Manhattan and am now being offered 4x what I paid...Here's the catch,  though it is a very good offer, it is still way less than the avg sales price for a 2 bedroom in Manhattan due to income restrictions attached to our bldg.  

I am looking to buy another apartment, this time in Manhattan (NYC) but I don't have enough for a down payment.

I've been currently looking at the Bronx and outer Queens neighborhood since the prices of homes are cheaper relative to Manhattan.

and if you are living in manhattan and flipping out of city/state....how do you coordinate the flip, how long do you stay at the site, I am assuming you want to be there for the flipping process as well as the research phase.Thank you in advance for your advice!

If you are interested in Manhattan I might have a piece of land for you to consider.

This doesn't make it a bad rental market, it's close to Manhattan making it desirable, and typically appreciation is higher than most areas.

I used to go, but a club on LI meets at the same time, and I don't have to drive across Manhattan and pay tolls to visit that one.
