-Contractors not performing, low appraisal, unforeseen renovations, finding a deal that works, offering the right price based on financing and timeline, materials selection, contractor management, contractor vetting and selection, contractors contractors contractors...This is not an easy game to buy and hold multiple units.

While this may exempt it from being classified as a rental activity, active participation remains a requirement, necessitating compliance with three tests: spending 500 hours on the property, dedicating at least 100 hours (and more than any other participant), and performing all the necessary work needed.Additionally, long-term viability and consideration of depreciation recapture are important concerns.

We have bought hundreds of loans the past several years, you cannot buy them from a MBS, they have to be removed from the security (typically due to non performing), or they did not qualify to be securitized (scratch and dent).

I-if it's "big expense", I get ahead of this issue by whipping out a receipt book (you can buy one at any store like Target, Wal-Mart, Staples, Office Depot, etc) and jot down the work that was performed, materials, hours, amount of people, other expenses, etc.

Do your due diligence but do not get stuck in analysis paralysis.Lastly, these online calculator are a good guesstimate but it is skewed with bad managers not effectively reaching the potential of a property So dig a little deeper into the high performers in the area to figure out what the rate should be and what they offer.
